What is an ADU?

 

The accessory dwelling unit, or ADU, goes by many names: in-law unit, secondary dwelling unit, granny flat, or carriage house. An ADU can be attached to the house or a stand-alone unit, and has its own kitchen, living area, and a separate entrance.

Options for financing an ADU include refinancing your home to raise cash, or using a renovation loan. We can discuss your alternatives, but two renovation loans to consider are:

  • FHA 203(k) Standard:

    • An option for attached ADUs.
    • Credit scores as low as 620.
    • Down payments as low as 3.5%.
  • Fannie Mae HomeStyle®:

    • Allows detached ADUs for primary single-family residences.
    • Credit scores as low as 620.
    • Renovation funds up to 75% of the after-improved value.

Before you make any decisions, check your local zoning ordinances. You need to be sure they allow for ADUs, and there may be restrictions on what constitutes a kitchen, or how many square feet you can add.
