The Mazzo Branch at CrossCountry Mortgage, LLC (“CCM”) is offering to match or beat the Loan Terms (as defined below) of a Competitor Offer (as defined below).  To participate, the Customer may provide CCM with a competing lender’s eligible loan estimate and CCM will match or beat its Loan Terms (as defined below).  If CCM is unable to match or beat the Loan Terms, CCM will provide the Customer with $500.00 (the “Concession”) after the Customer closes on the Competitor Offer.

Eligibility for this promotion and the Concession is subject to the following terms and conditions:

To be eligible to request an offer to match or beat Loan Terms, CCM Customers must:

  • Provide CCM in writing a loan estimate from another mortgage lender, which loan estimate must include all material information, including lender’s full name, address, and phone number, along with a complete breakdown of the charges, fees and rate associated with the offer, include a locked interest rate, and be dated within five (5) business days from the date of its submission to CCM (the “Competitor Offer”);
  • Not have locked a rate with CCM in the sixty (60) days prior to the date listed on the Competitor Offer.
  • Provide a complete application for a purchase mortgage loan with the Mazzo branch at CCM within two (2) days of submission of the Competitor Offer submission.
  • CCM will have three (3) days of the Customer’s mortgage loan application to provide an equal or better offer than the Competitor Offer.

Product Eligibility

  • This offer applies to the following loan programs: FHA, VA, USDA, and conventional mortgages offered through CCM for the purchase of single-family residences, condominiums and planned unit developments with a total loan amount of less than or equal to $766,550.00.
  • This offer is not available for a refinance loan.
  • The following loan programs do not qualify:
    • Any type of in-house financing or portfolio loan program provided by CCM.
    • Investment properties, two-to-four family units, home equity loan programs, second mortgage programs.
    • Loans secured by co-operatives.
    • Loans involving a Consolidation Extension Modification Agreement or other types of modifications/assumptions
    • Loans to employees of competing lenders and/or affiliates of competing lenders
    • Loans subject to special incentives or credits due to employee relocation programs or similar employee programs.
    • Loans subject to special federal or state programs, including, but not limited to, the Making Home Affordable Program and Home Affordable Refinance Program.

The Loan Terms

  • CCM will match the rates and fees listed under Sections A, B, and the “Lender Credits” (collectively, the “Loan Terms”) on the loan estimate for a Customer’s Mortgage Loan, with the corresponding Loan Terms on a Competitor Offer; provided, however, that if CCM cannot match the Loan Terms, CCM will provide the Customer with the Concession. For avoidance of doubt, the Loan Terms do not include the rates and fees listed under Sections E, F, J (other than “Lender Credits”), and H on a loan estimate.

The Competitor Offer

  • To be valid, the Competitor Offer may not be from a mortgage broker or mortgage lender who CCM provides loan origination and/or mortgage brokerage services to.
  • A competitor’s verbal offers, websites, or other documentation used to show rates and terms will not qualify as a Competitor Offer. Only a valid loan estimate as described above will be considered.

To receive the Concession the Customer must:

  • Close the loan offered by the Competitor Offer in all material respects to the Loan Terms.
  • Mail a Concession claim request in writing to: CrossCountry Mortgage, LLC, Attention: Legal Department, 2160 Superior Avenue, Cleveland, OH 44114 within thirty (30) days of closing of such loan by the mortgage lender listed on the Competitor Offer.
  • The following documents must be included in your Concession claim request:
    • A fully executed copy of the initial Loan Estimate disclosure from competing lender.
    • A fully executed copy of the Closing Disclosure signed by the closing agent and all parties to the transaction.
    • A copy of the final mortgage promissory note for the loan associated with the Competitor Offer
  • CCM will review the Concession claim request and notify the Customer within sixty (60) days of receipt if all terms and conditions are satisfied. If satisfied, CCM will mail the Concession as a check to the Customer.

Other Terms and Conditions

  • Offer is not valid if original loan program, terms or conditions change prior to closing.
  • Customer is solely responsible for any personal tax liability arising out of this incentive.
  • All communications relating to the claim and requests to beat a Competitor Offer must be in writing.
  • CCM will make all determinations and decisions as to eligibility and qualification for payment of the Concession. All CCM decisions are final.
  • Rates and fees listed on a Customer’s CCM loan estimate may still vary within regulatory tolerances from the closing disclosure based on findings in underwriting.
  • All loans are and will remain subject to all underwriting and credit guidelines. Eligibility for this offer is NOT a commitment to lend or a guarantee that the customer’s loan will close according to the match or beat loan estimate.
  • This offer may not be combined with any other CCM promotions, discounts, or concessions. Customers are limited to requesting an offer once per each mortgage loan application that they submit to CCM.
  • This offer expires on April 1, 2025.

CCM RESERVES THE RIGHT TO MODIFY OR DISCONTINUE PRODUCTS, PROMOTIONS, AND BENEFITS AT ANY TIME WITHOUT NOTICE. Claims in process at the time of modification or discontinuation, however, will be processed. Rates and terms are subject to change at any time without notice and are subject to state restrictions.
