I’ll be with you every step of the way

Hello! My name is Patrick Cunningham. I was raised in Fairfax County, Virginia, then attended Centreville High School and received a baseball scholarship to attend James Madison University. At JMU, I studied business with a concentration in finance. Since graduating, I’ve been involved in the lending, mortgage banking and finance industry with a focus on residential home loans.

At America’s #1 Retail Mortgage Lender, I offer a variety of loan programs to help you take the next step. From conventional and jumbo to FHA and VA, we’ll look at the details and tailor the experience to fit your plans. I look forward to meeting you and hearing about your goals!

My wife Krista, a JMU alumnus as well, was also raised in the Fairfax area. We are proud parents of three children, and we look forward to continuing to learn and grow alongside them for years to come. When I have personal time, I love to spend time with the kids, read and play golf.

This includes your income, expenses, and debt-to-income ratio, to ensure your mortgage fits comfortably within your budget. A general guideline is to spend no more than 28% of your gross monthly income on housing costs and 36% on total debt.

  • A good credit score typically starts at 620 for conventional loans, while FHA and VA loans may accept scores as low as 500, though higher scores offer better terms. A strong credit score can help you secure lower interest rates, saving you significant money over the life of a home loan.

HELOCs function like a credit card, giving access to funds up to a set limit, which can be used for expenses like renovations or debt consolidation.
